How do I know my roof needs to to replaced?

A –  Some obvious indicators that your roof needs to be replaced are missing shingles, holes in your roof, and leaks in your home. However, if your roof is 15 years old or more, it may be a good idea to replace your roof and get ahead of future roofing problems that you may have. How do I select the right roofing material to use?

A – Each home is different and has many factors that determine the best fit for your home. Your budget, looks, shape of your roof, and overall needs will determine the best materials to use. While it may be easy to focus on the aesthetics of your roof when choosing a material, consider the life-cycle of the material as well. It may be worth the investment to have your roof last twice as long.

How much does a new roof cost?

A – The price to repair or replace a roof will vary from house to house. When calculating the price there are many variables to consider: size, shape, materials, and obstacles that we will have to work around (such as chimneys and skylights). With our FREE estimates, we personalize each quote to tailor needs specific to you and your home.

How long do asphalt shingles last?

A – They last between 15 and 40 years. The life expectancy of your roof shingles will be determined by the grade. The higher the grade, the longer it will last.

My roof is leaking, now what?

A – To avoid further damage to the interior of your home, it is important to call us right away to assess and repair the damage. Temporary barriers will be installed to stop the leaks until we can make the appropriate repairs. Leaks in your home will lead to mold and water marks on your walls and ceilings so do not wait to call.

What does roof hail damage look like?

A – Hail damage will depend on the size of the hail, wind speeds, material used, and natural barriers to your roof (such as trees). Hail will cause granule loss to asphalt shingles, and cracking to wood shingles and slate roofs. For peace of mind after a hailstorm, give us a call to schedule a FREE and complete roof inspection to look for any sign of hail damage.

Should I replace my roof before I list my home?

A – A new and professionally installed roof will greatly impact the curb appeal of your home. If your roof is in need of repairs, or is visibly worn and damaged, it may benefit you to repair your roof before you start selling. While you may not fully recoup your investment, according to Remodeling magazine’s 2019 Cost vs. Value report, the average ROI for roof replacement is 68%. However, if you choose not to do necessary repairs it may be difficult to get the asking price you are hoping for.  Buyers typically do not want to invest money into the roof of a house they just bought.

Can you replace your roof in the winter?
